Wildlife…

As spring awakens, the fields burst with wildflowers and blueberry blossoms, the orchard hums with bees, and robins gather on the grass. We provide bird guides and binoculars to help you spot soaring hawks, eagles, and the many songbirds that pass through—sometimes even nesting on the porch. Along the treeline, deer graze at the fence’s edge, while foxes, wild turkeys, and other quiet visitors appear with the seasons. By July, hundreds of blueberry bushes burst with fruit, followed by sun-warmed peaches and plums in August, and apples and pears ripen in the fall. 

Country Road…

Tucked away on a quiet dead-end road, surrounded by wild apple trees and just a handful of neighbors, our retreat offers peaceful bike rides and strolls where you’ll spot both wildlife and glimpses of farm life. For a more invigorating walk, head up the hill to take in sweeping views that stretch for miles.

In the woods, a creek winds through the trees—perfect for a quiet moment on the bench beside it. The winter creek walk is especially magical.

Outdoor Louge Space

Being outdoors here is a true retreat, offering a variety of amenities for relaxation and fun. Off of the dining room is a screened porch with a large couch to relax and designed to watch the sunset. After sunset, move to the covered deck featuring a cozy wood-burning fireplace and exterior speakers,  perfect for cool evenings and spying the nighttime stars. 

The swimming pool invites you to take a refreshing dip, with sun loungers available for basking in the sun. There is also ample space for yard games and other outdoor activities, making this an ideal spot for both relaxation and recreation.

Off the back of the house is a very large backyard with room to play games and run around, or just watch many of the beautiful sunsets behind the hill. We have several outdoor games including bocce ball set, badminton, frisbee, balls, corn hole and yard toys. Or meander down the hill, to one of the cedar access gates where you can walk through the path in the woods and check out the creek. 

The property contains many wild blueberry bushes, as well as a newly planted orchard, with over 30 trees, and a large garden. There are several types of trees on the property to enjoy, as we are slowly cultivating an arboretum. The back of the property is wooded, with a creek and hiking trails. These can be enjoyed in summer or winter.

Guest access

Guests will have full access to the entire property during their stay. Whether you are looking to unwind indoors or enjoy the outdoor amenities, the property offers a complete and private experience for all guests.

Other Things to Note:

WILDLIFE: The house is in the woods. There are animals you can see on the property including turkeys, snakes, coyote, mice and lots of bugs. Bugs and animals can get into the house, especially when the screen doors are not shut tight. It is the guests responsibility to keep all doors and windows secure. 

SEPTIC: The house is on a septic system. 

OUTDOOR LOUNGE SPACES Open May 1st – September 30th, weather permitting.

HUNTING: We abut the NYSDEC land, which can be used for hunting. You can hear gun shots during hunting season, and must be careful when you go into woods or are hiking. Wear bright colored clothing and do not go off of our property. Deer season is Nov 16-Dec 8. More info on the DEC website

FIREPLACES – there are 2 wood burning fireplaces. All instructions in the house manual must be followed as they are dangerous and can cause damage to the house.  If there is smoke damage, there will be a minimum $500 smoke damage fee to clean the house. The first bundle of wood is complementary, additional wood can be purchased on site for additional fees (1 large bundle/$10).

FENCE: The house is securely fenced with 8 foot fencing and a metal gate at the front of the property to keep out deer. This is great for dogs as the only location to escape is under the driveway gate, but there is clearance under the gate for small dogs.

PETS:

-Dogs are allowed, with host approval. Pet fee is additional (add $200 onto reservation, second dog is $50) 

-Dogs must be trained to pee outside unless the owner approves.

-No cats allowed. 

-Dogs under 1 year or with anxiety have to be kenneled if left alone. 

-No dogs in the pool

-No dogs in the bed. On top of the bed is ok while using the provided dog blanket (no duvets)

-Max 2 dogs

-We supply a pet basket with items to help keep the furniture free of stains. Owners must use the provided dog waste bags, paw rags and furniture covers.

Please be aware that any additional cleaning required due to pet-related messes—such as stains, urine, or dirt on furniture—may incur extra charges for cleaning, replacement, and possible business interruption fees

POOL: 

-The pool is cleaned regularly, but we are in the country and debris and animals can get into the pool. If there is an issue, please contact the host immediately and someone will be sent to the house to resolve it. 

-The pool can be heated from 8am – 7pm  during season (May 1- Sept 30).

-The nightly rate allows for $50 of pool heating per day for all stays between Memorial day and Labor day.  After that, the guest must cover the fuel charges. A weekend stay in summer will be covered by this charge if pool is kept under 83/84 degrees. If additional gas is used for pool heating, an additional fee will be charged after the stay. The heating fee of $20.00 per 1% of the propane that is used, plus taxes, and can be monitored on the gas meter so there are no surprises. 

If you want to heat the pool higher than 83, or the pool is used in May, first half of June or September, this will use more gas. We allow the guest to have discretion around the heater, and there is a meter to monitor all gas usage. 

However, we are in the Catskills and the weather is variable. We can not control for the weather so if it is a cold weekend the pool will get cold, and will require more gas. Contact host for more details. We rarely have a guest pay a fuel surcharge in summer months. 

Pool:

–Open May 1st – September 30th and outdoor space is seasonal and weather dependent. Contact host for more details. 

Heating: 

–On sunny days during summer months, the pool is usually between 80-83 without using the heater since the liner is black. 

–The nightly rate includes $50 toward heating.  Guests must cover any additional fuel charges if they run over the $50 per day coverage.  

–The nightly rate should cover standard use of the heater in the warmer months. 95% of all stays do not go over the budget for the heater. Contact the host for more details. 

–If you prefer a warmer pool, or the ambient air is cool, the heat can be used to warm the pool further.  However, it is not is not a hot tub. The heater is used to boost the water temperature, which is dependent upon ambient air temperatures, raising the pool a few degrees over that. The pool is extremely large and the heater uses propane. So warming up the pool 10 degrees over ambient air temperature will take 10 hours. 

–Max temp on heater is 85 degrees.

Lock: Automatic lock with code will be sent to you before your stay. 

Events: No parties or events are allowed on the property. If you would like to host an event on the property please reach out to the host for additional pricing. 

Smoking: No smoking inside the property or within 10 feet of the house. All cigarettes/smoking waste must be disposed of by guests in the outdoor garbage can. 

Unregistered guests: Additional guests must be approved by the host. Please contact the host for more information.

Quiet hours: 11 PM – 7 AM

Check-in and check-out times: Check in is 4 pm, check out is 10 am. For early check in or late checkout, contact host. This can be arranged for additional fee and availability of the cleaning crew.

Cameras – there are cameras on the exterior of the house to monitor the property

Guest agreement – the host requests that guests sign and agree to the house rules once the house is booked
