When is the pool open?

The heated saltwater pool is generally open from May 1 through September 30, weather permitting. Because Neversink Retreat is in the mountains, opening and closing dates may vary depending on temperatures and weather conditions. If you’re booking near the beginning or end of the season, please contact us to confirm availability. An auto cover is planned for install in early 2027, which will extend the season.

Is the pool heated?

Yes. Pool heating is available from 8:00 AM–7:00 PM during pool season. From June 15 through August 31, as well as Memorial Day and Labor Day weekends, your stay includes a $120/day propane credit, which typically covers heating the pool to approximately 83°F under normal summer conditions.

Cool weather or higher desired temperatures may require additional propane. Any usage beyond the included credit is charged separately. Because the pool is a large 20’ × 40’ outdoor pool, heating time and temperature depend heavily on outdoor conditions.

Is the hot tub available year-round?

Yes. The six-person hot tub is available year-round, including during the winter months.

How many bedrooms and bathrooms are there?

Neversink Retreat has four bedrooms and 3.5 bathrooms. Three bedrooms and two full bathrooms are located upstairs. The lower level has a private fourth bedroom with a king Murphy bed and an additional full bathroom. There is also a half bath on the main level.

Are dogs allowed?

Yes. We love hosting well-behaved dogs and provide a welcome basket with essentials to help make their stay comfortable. The pet fee is $200 for the first dog and $100 for a second dog, with a maximum of two dogs unless otherwise approved. Dogs are not permitted in the pool, and furniture covers must be used if dogs are allowed on beds or sofas. Otherwise additional cleaning fees will be assesed. We do not accommodate cats.

Is the property fenced?

Approximately three acres surrounding the house are enclosed by 8-foot deer fencing with a metal driveway gate, creating a wonderful space for dogs to explore. There is clearance beneath the driveway gate, however, so owners of very small dogs should supervise them outdoors.

What outdoor activities are available?

Guests can enjoy the pool, hot tub, outdoor shower, fire pit, walking trails and creek, along with lawn and yard games. We provide equipment for basketball, soccer, baseball and cornhole. In winter, snowshoes and sleds are available when conditions allow. Public tennis courts are also available at the local high school.

What should we know about hunting season?

Our property borders New York State DEC land, where hunting is permitted during designated seasons. Gunshots may occasionally be heard during hunting season. Guests exploring the woods during this time should remain on our property, wear brightly colored clothing and use extra caution. Please consult the New York State DEC for current hunting-season dates and information.

Are there fireplaces?

Yes. The house has two wood-burning fireplaces and a firepit. The first bundle of firewood is complimentary, and additional large bundles are available on-site for $10. Fireplace instructions in the house manual must be followed carefully for guest and property safety.

Do you offer private chefs or other services?

Yes. We can help arrange private chefs, catered or drop-off meals, grocery shopping and pre-arrival provisioning, and additional housekeeping. Please contact us in advance for availability and pricing. There is no uber eats type services.

What time are check-in and check-out?

Check-in is 4:00 PM and check-out is 10:00 AM. Early check-in or late check-out may be available for an additional fee depending on the reservation schedule and cleaning-team availability.

How do guests access the house?

The house has a keyless entry system. Your unique access code and arrival instructions will be sent before your stay.

Are parties or events allowed?

Parties and events are not permitted with a standard reservation. If you’re interested in hosting a special gathering at the property, please contact us in advance to discuss availability and separate event pricing.

Is smoking permitted?

Smoking is not permitted inside the house or within 10 feet of the home. All smoking-related waste must be disposed of properly in the outdoor garbage.

Can we have additional visitors during our stay?

Only registered guests are permitted unless additional visitors have been approved in advance. Additional guest fees may apply.

Is the house on a septic system?

Yes. Like many country homes in the Catskills, Neversink Retreat uses a private septic system. Guests will find simple guidelines in the house manual to help protect the system.

Are there exterior security cameras?

Yes. Exterior security cameras are located around the property for security and property monitoring. There are no cameras inside the house.

Do guests sign a rental agreement?

Yes. The primary guest is required to complete a rental agreement, agree to the house rules and provide identification after booking.
